Living room with new hardwood floors after a whole-home remodel

West Seattle’s older homes have great bones, from craftsman bungalows near the Junction to mid-century homes up on the hills. They also tend to have floors that have moved a little over the decades. A new hardwood floor can look amazing in a house like that, as long as the installer knows what to do with what’s underneath.

All the major brands, and real help choosing

Kellie’s Remodel & Restoration carries hardwood from reputable manufacturers, in both engineered and natural (solid) wood. From the first phone call, Kellie and her team help you choose the color, species, finish and plank width for the look you want.

  • Natural hardwood can be sanded and refinished many times over its life.
  • Engineered hardwood has a real wood surface over a stable core. It handles humidity better and can often go places solid wood can’t, like over concrete. It can usually be refinished once or twice.

Where the install really matters

A hardwood floor is a significant investment, and a poor installation can ruin it. Our installers are experienced and follow the manufacturer’s requirements. In older West Seattle homes, that usually means some work underneath first. We level and repair subfloors all over Seattle so the new floor goes down flat, tight and quiet.

One company, every floor

We install carpet, luxury vinyl and laminate too, and plenty of customers mix hardwood in the living areas with something else in the kitchen, baths or basement. Have hardwood that just needs new life? See hardwood refinishing in West Seattle.

Did you know?

Most "bad floor" calls aren't the floor. If a room feels bouncy or the planks keep separating, the subfloor underneath is usually the problem, and covering it up with new flooring just buys you a year. Kellie's levels and repairs the subfloor first, which is why the floors stay flat.

FAQ

Hardwood floors questions, answered for West Seattle

Can new hardwood match the look of an older home?

Yes. Species, plank width and stain color make a big difference. Narrower oak or fir-look boards suit a craftsman or older home, and wider planks feel more modern. We'll bring samples so you can see them in your space.

Our floors slope a little. Is that a problem for hardwood?

A gentle, even slope is common in older homes and usually fine. Humps, dips and soft spots are the real problem. We check the subfloor and level or repair it where the new floor needs it.

Can you put hardwood over a concrete basement floor?

Engineered hardwood can often go over concrete with the right prep and underlayment. Solid hardwood usually isn't a good fit below grade. We'll look at the slab and recommend what will hold up.
