Drum sander taking a worn hardwood floor down to bare wood

West Seattle is full of homes with original hardwood: oak in the mid-century houses, and often fir in the older craftsmans and bungalows. Plenty of it is hiding under carpet or buried under decades of worn finish. Refinishing is how you get it back.

Low dust, low odor, done quickly

Refinishing used to mean a house full of sawdust and a finish smell that lingered for days. Not anymore.

  • Self-contained sanding tools keep dust to a minimum.
  • Water-based finishes are easier on the nose and less harmful to breathe than traditional oil finishes.
  • Experienced pros who work efficiently, so you can get on with your busy life.

Refinishing done right

  1. We look at your floors, point out any boards that need repair, and help you pick a stain color and sheen.
  2. We sand down to fresh wood, taking extra care with softer woods like fir.
  3. We repair or replace damaged boards and fill gaps where it makes sense.
  4. We stain (or leave it natural) and apply durable protective coats.

Repairs and new sections

Kellie’s Remodel & Restoration isn’t just about making floors shine. We handle complete remodels, so we can repair damaged flooring, add matching boards where a wall came out, and help you plan how all your floor coverings should work together. Did you know?

Most "bad floor" calls aren't the floor. If a room feels bouncy or the planks keep separating, the subfloor underneath is usually the problem, and covering it up with new flooring just buys you a year. Kellie's levels and repairs the subfloor first, which is why the floors stay flat.

FAQ

Hardwood refinishing questions, answered for West Seattle

Can old fir floors be refinished?

Usually, yes. Douglas fir floors are common in older Seattle homes and can look beautiful refinished. Fir is softer than oak, so it takes a careful hand when sanding, and we'll talk about finishes that hold up well.

What sheen should I choose?

Matte and satin are the most popular right now and hide everyday wear best. Semi-gloss and gloss look sharp but show scratches and dust more. We'll show you samples.

Can you match new boards to my existing floor?

We can usually match species and width closely, and then we sand and finish the new and old boards together so they blend.
