Olympia gets a lot of rain, and plenty of homes here sit over crawlspaces that stay damp for months at a time. Add older homes on the west side and the Eastside and newer ones out toward Lacey and Tumwater, and there’s a wide range of subfloors under Thurston County floors, with a wide range of problems.
Why a flat, solid subfloor matters
Every floor sits on a subfloor, usually plywood, particleboard or concrete. If it’s not flat and strong, your new floor can look misshapen, wear down quickly and even become a hazard. Flooring manufacturers set requirements for the subfloor too. The only way to really know what you’ve got is to pull up the old flooring and have someone experienced look.
Problems we handle in Olympia
- Warped plywood. Our rainy climate can twist plywood subfloors. We sand the high spots and fill the low ones.
- Dipping or mushy floors. Usually water damage or a poor original install. We replace damaged sections, and if the subfloor material itself is the problem, we’ll lay out the cost to change it.
- Noisy floors. Creaks usually mean a loose subfloor. We secure it, and we’ll be upfront if a noise has a cause we can’t fix.
- Uneven concrete. Carpet hides a lot. Before hard flooring, slabs often need spot leveling or a full pour.
- Slanted floors. Common in basements and homes on uneven foundations. We level or build up the subfloor for the floor you’re installing.
