Hardwood floor being sanded to bare wood before a new finish

Worn traffic lanes, pet scratches, gray spots where the finish has worn through, a color that looked great in 1995. If your hardwood floors look tired, they may not need to be replaced at all. Sanding and refinishing gets the most out of your original investment, and in a lot of cases, it’s the smartest money you can spend on your floors.

Refinish or replace?

Here’s the quick way to think about it:

  • Refinish when the boards are solid, mostly flat and have wood left to sand. Scratches, dullness, stains near the surface and dated colors all sand out.
  • Repair and refinish when a few boards are cracked, deeply stained or water-damaged. We replace those with matching wood and refinish everything together.
  • Replace when the damage runs deep, the floor has been sanded too many times, or you want a different kind of floor altogether. We install that too.

We’ll look at your floor and tell you straight which one makes sense.

Clean, simple and respectful of your home

Our team uses sanding equipment that keeps dust to a minimum, and we finish with water-based coatings that don’t leave a harsh smell and are less toxic all around. Our pros are highly skilled, they work efficiently, and they treat your home with respect.

More than refinishing

Kellie’s Remodel & Restoration also performs complete remodels. So if you need a hardwood repair, want to add a new section of flooring that matches your existing floors, or you’re thinking about a new kitchen too, we can help with all of it. Did you know?

Most "bad floor" calls aren't the floor. If a room feels bouncy or the planks keep separating, the subfloor underneath is usually the problem, and covering it up with new flooring just buys you a year. Kellie's levels and repairs the subfloor first, which is why the floors stay flat.

FAQ

Hardwood refinishing questions, answered for Graham

How do I know if my floor can be refinished?

Solid hardwood can almost always be refinished, often several times. Engineered hardwood depends on how thick the top wood layer is. We can check that at the estimate. If the floor has been sanded many times already or has deep water damage, we'll tell you honestly if replacing is the better call.

Can you change the color of my floors?

Yes. Sanding takes the floor back to bare wood, so you can go lighter, darker or keep the natural color. We'll put down stain samples so you can see them on your own floor first.

Do I have to move out while you refinish?

Usually not, especially with our low-dust sanding and low-odor water-based finish. You'll just need to stay off the floor while the finish dries. We'll plan the rooms and timing with you.
